Does your building need regular fire testing?

If your building has fire equipment, someone has to keep it tested and prove it. In Queensland, that duty sits with the occupier, whether that's the owner, a tenant or the business on site. Here’s what the law asks for.

Every building except houses

The occupier must keep every required fire safety installation maintained by a licensed technician. Each year they sign an occupier statement, and a copy goes to the Queensland Fire Department within 10 business days of it falling due. Failing to maintain the equipment carries fines of up to $86,350.

Queensland's maintenance standard adopts AS 1851, so extinguishers and hose reels are serviced every six months. Exit and emergency lights are tested every six months under AS/NZS 2293.2.

Each service record has to show the work done and the technician's QBCC licence number, kept for two years with one copy on site and one off site. Tags and invoices don't count. Missing records carry fines of up to $17,270.

Can you supply and install fire equipment for a new fit-out?add
Yes. We work out what the space needs, supply and install extinguishers, fire blankets, brackets and signage, and tag everything ready for handover. Then we can keep it serviced.
How often does fire equipment need testing?add
Extinguishers, fire blankets and hose reels are serviced every six months under AS 1851, with extra yearly and five-yearly checks. Exit and emergency lights are tested every six months and every year under AS/NZS 2293.2.
What happens if a light or extinguisher fails?add
We tell you before we leave site and confirm it in writing within 24 hours. Failed batteries and fittings go to our licensed electrician, and you get a quote before any repair work starts.
Who's responsible, the owner or the tenant?add
The occupier. In Queensland that's anyone who owns, leases or manages the premises, or runs a business there, so in a shared building more than one party can be responsible. If the building is empty, it's the owner. We put every tenancy and common area on one schedule so nothing falls through the cracks.
What's an occupier statement?add
It's the yearly statement that the building's fire safety installations have been maintained. The occupier signs it, and a copy goes to the Queensland Fire Department within 10 business days of it falling due, with any critical defect notices attached. The first one is due within a year of moving in. Our service records give you what you need to sign it.
What records do we need to keep?add
A proper maintenance record for every service, showing the work done, the result and the technician's licence number. Keep them for two years, with one copy on site and one off site, and pass them to the next occupier if you move out. Tags and invoices don't count, so you get a full record after every visit.
Can you look after hose reels too?add
Yes. Hose reels, sprinklers and hydrants are water-based systems, so they're serviced by licensed specialists. We book them, chase the paperwork and put everything in the same report.
Do you look after smoke alarms and detectors?add
Yes. Battery smoke alarms are tested and replaced when they're due. Hardwired 240V alarms go to a licensed electrician, and smoke detectors wired to a fire panel go to a licensed fire alarm technician. It all sits on the same schedule and report.
Do you check fire and exit doors?add
Yes. We check that fire doors close and latch on their own, that seals, tags and signs are in place, and that nothing is propping them open. Exit doors are checked to open easily from the inside and stay clear. Any repairs are quoted first.
Can this sit alongside our AED servicing?add
Yes. Fire equipment, exit and emergency lights go on the same schedule as your AEDs and first aid kits, with one contact, one report and one invoice.
