For NT business owners, property managers and WHS teams

Is your evacuation plan still current?

If the layout, tenants or exits have changed, or the diagrams are over five years old, probably not. We redraw, install and keep your plans current, so next time someone asks if you’re compliant, the answer is yes.

Who we help

Responsible for a workplace? We’ll look after the plans.

The legal duty stays with you, but keeping the plans right is our job.

01

Business owners

You run the business. We handle the plans, start to finish.

02

Property managers

You manage the building. We cover every floor and tenancy, on one invoice.

03

WHS managers

You answer to auditors. We keep everything current and ready to send.

WHS Regulation 43

Does your workplace need an evacuation plan?

Short answer: yes. Every NT workplace needs an emergency plan, and evacuation diagrams are the standard way to show it. Here's where most buildings sit.

Any sizeNo threshold

Every workplace in the Northern Territory

Regulation 43 of the NT's WHS Regulations says every workplace must prepare, maintain and implement an emergency plan. One desk or one thousand, the rule is the same, with fines of up to $6,000 for individuals and $30,000 for companies.

  • Retail
  • Medical clinics
  • Schools
  • Hospitality
5yrsMaximum diagram age

Plans that are old or out of date

Under AS 3745, diagrams are reviewed at least every five years, and sooner if anything changes. A plan that no longer matches the building counts the same as having no plan at all.

Examples
  • New fit-out
  • Tenant changes
  • Exits moved
  • New assembly area
  • Equipment relocated
Every levelMulti-storey & multi-tenant

Multi-level and shared buildings

Every level needs diagrams for each exit point. Tenants are responsible inside their lease line and owners for shared areas, so we map out who covers what and make sure nothing is missed.

Examples
  • Office towers
  • Shopping centres
  • Business parks
  • Medical suites
  • Industrial estates

Do we legally need an evacuation plan in the NT?add
Yes. Regulation 43 of the Work Health and Safety (National Uniform Legislation) Regulations says every workplace must prepare, maintain and implement an emergency plan, with no size threshold. Evacuation diagrams are the standard way to show the evacuation part of it. NT WorkSafe enforces it, with fines of up to $6,000 for individuals and $30,000 for companies.
Are there extra fire rules for NT buildings?add
For many, yes. Under the Fire and Emergency Regulations, owners of listed buildings, which include offices, shops and warehouses, have extra duties, such as instructing workers within 30 days of starting and then every year.
Who's responsible, the tenant or the building owner?add
Whoever controls the space. Tenants cover the area inside their lease line, and building owners, usually through the property manager, cover shared areas like lobbies and car parks. In multi-tenant buildings both apply, so we map it out and make sure every area is covered once.
How do you invoice multi-tenant buildings?add
One invoice to the owner through the property manager, with each tenancy itemised separately. As each tenancy's compliance is the tenant's obligation under the NT WHS Regulations, those lines can be recharged to the relevant tenant, subject to the lease.
What can we show an auditor or insurer?add
A signed compliance certificate, an emergency management manual we keep up to date, and a digital audit pack you can send in minutes. Every diagram carries its issue date, so it's clear when the next review is due.
How long does an evacuation diagram last?add
Under AS 3745, diagrams should be reviewed at least every five years, and sooner if the building changes. A new fit-out, a moved exit, a new assembly area or a tenant change all mean it's time for an update.
What happens when legislation or our building changes?add
When the law or AS 3745 changes, we let you know and update the affected plans. When your building changes, tell us and we'll redraw. Either way, you're never left holding an out-of-date plan.
Can you update our existing plans?add
Yes. We review what's on the wall, walk the building for changes, redraw what's out of date and swap the frames. It's usually quicker than starting from scratch.
What standard do your diagrams follow?add
AS 3745, the Australian Standard for planning for emergencies in facilities. Each diagram shows exits, evacuation routes, fire equipment, the assembly area, a 'you are here' marker and a legend, drawn for the exact spot it hangs in.
How long does it take?add
Most jobs go from site assessment to plans on the wall within 21 days. Bigger multi-level sites can take a little longer, and we'll give you a date up front.
How much does it cost?add
It depends on the number of levels, tenancies and diagrams, and whether we're starting fresh or updating. The site assessment is free, and you'll get a clear, itemised quote before any work starts.
