Adelaide smoke alarm compliance for rentals

Are the smoke alarms in your rentals lease-ready?

Since July 2024, every SA rental has to meet the minimum housing standards at the start of each tenancy, and working smoke alarms are part of that. We test and certify every property on your rent roll before each new lease and once a year, swap flat batteries on the spot and book the visit with your tenant.

SA smoke alarm rules for rentals

What does SA law ask of a rental?

Three things decide whether a property’s smoke alarms are right, and we check every one. These are the published SA rules, not legal advice.

Every leaseMinimum housing standards

Checked at the start of every tenancy

Since 1 July 2024, a rental has to meet the minimum housing standards at the start of every tenancy, and one of them is smoke alarms fitted in line with the law. If it doesn't comply, the tenant can ask for urgent repairs or end the lease.

The right alarm depends on the property

Bought from 1 February 1998, the owner has six months from the title transfer to fit 240V or 10-year sealed alarms. Bought earlier, a replaceable battery alarm is the minimum. Homes built from 1 January 1995 need 240V alarms.

Does SA law require a yearly smoke alarm check in rentals?add
No. Unlike Victoria, NSW and Queensland, SA doesn't set a testing frequency. What it does require is that a rental meets the minimum housing standards at the start of every tenancy, and working smoke alarms are part of that. We check before every new lease and once a year, so nothing goes long between checks.
Who's responsible for smoke alarms in a rental?add
The landlord. SA Government guidance says homeowners and residential landlords are responsible for making sure smoke alarms are working and installed correctly. Property managers usually look after it for the owner, and that's where we come in.
What type of smoke alarm does a rental need?add
It depends on when the owner bought the property and when it was built. Bought from 1 February 1998, it needs 240V or 10-year sealed alarms, fitted within six months of the title transfer. Bought earlier, a replaceable battery alarm is the minimum. Built from 1 January 1995, it needs 240V alarms. We check every property against its own dates.
Do you need an electrician for 240V alarms?add
Yes. Hardwired 240V alarms are a job for a licensed electrician. We test them and note anything that needs attention on the certificate, so the landlord can book one in. Battery-powered and 10-year sealed alarms we test and replace ourselves.
How do you get into the property?add
You send the entry notice like you do now, and we text the tenant to lock in a time that suits them.
What's on the certificate?add
Every alarm in the property, where it is, its type and expiry, what we tested, anything we replaced and anything that needs a licensed electrician, with photos and the date. It's in your portal the same day, ready to send to the landlord.
Who pays?add
Each property is billed on its own, so it comes out of the owner's rent like any other maintenance bill.
Can you take over from our current provider?add
Yes. Send us the property list and the last check dates you have, and we'll line up the first round of checks from there.
Do you look after commercial buildings too?add
Yes. Evacuation plans, Form 3, fire equipment, AEDs and first aid kits for the commercial side of your portfolio, from the same team and in the same portal.
What does it cost?add
It depends on how many properties you have and what each one needs. Send us your rent roll for a free review and a clear, per-property quote.
